Q What and Where is Legacy Village?

A Legacy Village is a premier Senior Retirement Community taking shape in Bentonville, Arkansas. Our vision is a senior campus that will include: Garden Homes, a Senior Cooperative, a Community Center, Assisted Living and Nursing capabilities, and a state of the art Alzheimer’s Care Facility. Phase One includes thirty-three single family Garden Homes offering six different floor plans. The second phase will include six Green Houses for assisted living. Phase three will include both rental and cooperative apartments. There will be no "institutional model" nursing home. Legacy Village will be more than just a place for seniors to live. The Garden Homes are designed in a traditional neighborhood setting with streets bordered by lovely landscaped sidewalks; two fountain parks, one with a gazebo; walking trails; and the Legacy Clubhouse.

Q Where is Legacy Village?

A This terrific location is a beautiful area you will love coming home. North of Memorial Park, Legacy Village is situated on the west end of forty-eight acres of lovely green terrain. You’ll find home at the corner of Northeast "J" Street and John DeShields Boulevard in Bentonville. This is just one mile east of downtown, and can be accessed from I-540 via Exit 88. It is the kind of place family and friends will enjoy visiting. It is directly across the street from the entrance to the new Crystal Bridges Museum of American Art being developed by Alice Walton and the Walton Family Foundation. You will certainly never want to miss this, opening in 2009. It will be the largest collection of art by American artists in the world!

Q Who owns Legacy Village?

A Northwest Arkansas Senior Services Inc. (NWASSI) owns the property. NWASSI is a non-profit organization made up of Rogers and Bentonville residents interested in addressing the housing and health care needs of seniors in their communities. The Board of Directors is an active group of volunteers who reside in the Bentonville area.

Q What is a Garden Home?

A The Garden Homes of Legacy Village are private residences that range from 1,416 to 2,912 square feet. Each structure includes a two-car garage. Initial residents will receive individual consultation with Kenyon Morgan, our architect, to personalize their own custom finish package.

Q What are the Garden Home Design Features?

A Nine foot ceilings are found throughout the interior. The living, dining and master bedroom all have crown molding. Ceiling fans cool the living, dining and front porch areas.
Granite tiles make-up the kitchen counter tops and bar area. Appliances include a side-by-side refrigerator, built-in gas range, built-in wall oven and microwave at easy-to-reach height, and dishwasher. Cooks will appreciate the large walk-in pantry.
The master bedroom suite includes a spacious bedroom sitting area. The master bath boasts an 8-foot cultured marble vanity counter with large mirror, two sinks, separate tub and large tiled shower (The Ames offers a single combination unit), and linen closet. There is a large walk-in closet with built-in drawers, partial double-rod for hanging high and low, window for natural light, and built-in low shelves for shoes and bins for clothes storage.

Q How large is the Garden Home garage?

A Over sized! You’ll have plenty of room with an 18-foot wide double-car garage door with an automatic opener. From inside the garage you will access your HVAC (Heating, Ventilation, and Air Conditioner unit). Both the garage and door are insulated for temperate space. You enter your home through the utility room that includes great cabinet and countertop space. Some plans also include a utility sink. And you enter your garage from an alley into the back of your home, not from the front!

Q How would you describe the Legacy Clubhouse?

A When you walk in the front door of this state-of-the-art 4,000 square foot, multi-purpose Clubhouse you will see a large Gathering Hall with a fireplace, a Serving Kitchen, a Den with a fireplace, a private Gathering Room, a Fitness Center, Internet Stations, and a large Courtyard Patio with an outdoor fireplace.
This is your retreat, offering you the setting and opportunity to pursue lifelong interests. Begin your sunrise with a walk along the avenues and park settings. Join your neighbors for a cup of coffee and conversation. Errands? Speak with service staff about assistance and optional services. Send a fax or go online at an Internet Station.
In the afternoon, meet here with your bridge club. Stretch your imagination with arts and crafts activities or participate in a scheduled "how-to" workshop, class, or demonstration by a guest artist or craftsman. No need to worry about flat laundry or housekeeping. Legacy Village will take care of those chores weekly. Staff will be happy to help with scheduling a meeting, party, reunion, or perhaps a special request. The Fitness Center offers an assortment of equipment designed for a relaxing healthful workout program.
Evening brings a variety of opportunities to enjoy games, meetings, theater, live entertainment, or even popcorn and movie night on the large flat screen TV. Community dinners are always a pleasure when you use the outdoor grilling kitchen on the patio. Retirement at Legacy Village will enhance your dynamic lifestyle.

Q What is a senior?

A Persons aged sixty-two or older. At least one household member must be at least sixty-two.

Q What about my pet?

A Your pet is a member of the family. Of course pets are welcome, in accordance with the Pet Agreement.

Q How can I live there?

A Legacy Village is an "Entry Fee Community." Northwest Arkansas Senior Services, Inc. will own the Garden Homes. The residents will pay an entry fee, that is either partially or 100% refundable, based on the plan they choose. You can enjoy all the comforts of fine living and a carefree lifestyle without any of the responsibilities and pressures of maintaining a home. A Legacy Village Garden Home creates a lifestyle that allows you the freedom to enjoy the people and things you love.

Q Why would I want to make this change now?

A You’ve retired from work, not from living. Legacy Village is designed for people with healthy lifestyles and active lives. You’ll finally have the time and opportunity to do all of the things you have waited a lifetime to enjoy.

Q What are the Costs?

A At Legacy Village, you will live your life independently with the dignity and respect you have spent your lifetime earning. Residency in Legacy Village is much more than living in a single family home. It is a private community with valuable amenities.
The Entry Fee:

There are three Refund Plans designed to accommodate individual preferences. The three plans include: 50%, 75%, and 100% refunds after move-out. The fee ranges depend upon the plan you choose.
50% $105,000 to $192.000
75%: $157,500 to $288,000
100% $210,000 to $384,000
To reserve the home plan and location of your choice you will pay a non-refundable deposit of $7,500. These funds are credited to your entry fee plan.

The Monthly Fee:

The monthly fee will cover the resident’s share of all expenses for housing and amenities, except telephone & cable.
Those expenses include:
Principle and interest (for fee plans of less than 100%)
All utilities: electric, water, sewer, gas, and trash removal
Property and liability insurance
Real estate taxes
Staff maintenance of the interior and exterior of all buildings,
Including the Legacy Clubhouse
All grounds keeping throughout the Village,
Including the Gazebo and Fountain Parks,
Appliance Maintenance,
Coordination of optional services,
Weekly housekeeping.

Q What happens when I move, or pass away?

A You or a designated family representative simply notifies the Legacy staff. Your Entry Fee is refunded at the earlier of either (a) when a new resident moves in or, (b) at the end of twelve months. Legacy Village is responsible for finding and arranging for new residents.

BENTONVILLE — The developers of a 48-acre senior living campus near downtown Bentonville will have a "construction commencement" ceremony.
Legacy Village will begin the celebration of the start of construction at 12:30 p.m. today on the property at the corner of John Deshields Boulevard and Northeast J Street.
Named Legacy Village, the planned unit development’s first phase includes construction of 33 garden homes with two parks and a clubhouse. The development will be owned by Northwest Arkansas Senior Services Inc., a nonprofit organization of Rogers and Bentonville residents interested in addressing the housing needs of seniors in the communities, according to a news release.
The garden homes will range from 1,400 to 2,900 square feet and will include private patios and two-car garages.
The future phases include cooperative and independent apartments, an assisted-living facility with a wing for Alzheimer’s patients, a 120-bed nursing-care center and a future development area where the housing will be determined by market demand, according to preliminary plans.

The Marketing Center is located at 1137 NW J, (located one block west of North Walton Blvd. The street behind Braum’s and Mazzio’s).

We are pleased that so many have joined us today for this celebration. We invite the community to visit the Legacy Village Marketing Center and learn about this exciting new housing option for seniors in Northwest Arkansas!”

Background:
Legacy Village will be a 48-acre Senior Retirement Community located in Bentonville at Northeast J Street and Northeast John DeShields Boulevard, directly across from First Presbyterian Church.

Legacy Village is being developed and will be owned by Northwest Arkansas Senior Services Inc. (NWASSI), a non-profit organizations made up of Rogers and Bentonville residents interested in addressing the housing needs of seniors in their communities. Community Development Corp. Bentonville/Bella Vista Inc. and Prime Time Environments of Oklahoma City are serving as developers for Legacy Village.

Our vision and our master plan for Legacy Village’s 48 acre site includes: garden homes, senior apartments with a community center, assisted living and a nursing home. The first phase of the 48-acre community will include 33 Garden Homes, two parks and a Club House. Reservations are now being taken for the Garden Homes, with construction projected to begin this fall.

Dr. Cohagan: “Legacy Village will be more than just a place for seniors to live, it is designed to be similar to neighborhoods of the past, where neighbors know and care about one another. The homes are designed with large front porches and the garages are located at the back of each home serviced by an alley, leaving the front yards with wide sidewalks creating a pleasant area for walking and enjoying lush landscaping and the Gazebo Park, Fountain Park and Club House. It is going to be an exceptional place to live.”

The Garden Homes of Legacy Village will range from 1,400 to 2,900 square feet and will include a private patio and two-car garage. Legacy Village will provide seniors with a “carefree lifestyle”. Residents will pay an entry fee, a percentage of which is refundable when a person leaves and a monthly service fee. This fee will cover costs such as utilities, taxes, insurance, interior and exterior maintenance, yard care and weekly housekeeping. Only telephone and cable will not be covered in the monthly fee.

The 4,000 square foot, multi propose Club House will have a country kitchen, where residents can meet informally for coffee, flexible meeting rooms for private parties, family reunions, club meetings and other social uses, a fitness center, a computer business center, state-of-the art media room and outdoor patio complete with kitchen and outdoor grilling facilities.

Legacy Village Marketing Center, located at 1137 NW J, is open Monday to Friday 10:00 to 2:00 and by appointment. The community is invited to come learn more about this new development for seniors in Northwest Arkansas.
